Equity Multiple
Total Return Multiple
Total cash returned divided by total cash invested. A 2.0x means you double your money. Complements IRR by showing total magnitude of return.
DSCR
Debt Service Coverage Ratio
NOI divided by annual debt payments. Lenders typically require 1.25x minimum. Tells you how comfortably the property covers its mortgage.
GRM
Gross Rent Multiplier
Price divided by annual gross rent. A quick screening tool — lower is better. Useful for rapid comparison within a market before deep analysis.
